Frost Street Apartments uses the Inclusionary Housing Program to provide deeply affordable housing near McCarren Park in Williamsburg, Brooklyn, a neighborhood increasingly dominated by luxury housing. Newly constructed on private land, the building serves households at 50%, 60%, and 80% AMI with eight apartments set aside to provide independent living opportunities for adults with developmental disabilities who have access to on-site support services. Frost Street Apartments is the first Dunn Development project to be built using insulated concrete forms (ICF), which provides a continuously insulated cast-in-place concrete structure that significantly enhances thermal efficiency and performance when compared to traditional CMU or cast-in-place structures. The project incorporates extensive additional high-performance and energy-efficient components including a micro co-generation/combined heat and power system.
